Letting Service

Initial Property Assessment

We will arrange a free assessment of your property to discuss how to maximize rental potential.

Marketing

The key to a successful letting is maximum exposure of your property to the market place. We will tailor a marketing strategy to suit your requirements to include the following:

  • Access to our large database of tenants
  • Display your property in our offices on the Grand Parade
  • List your property on daft.ie
  • List your property on eralettings.ie
  • Place your property on our listing
  • Press advertising if required
  • Erect a ‘To Let’ board if required

Viewings

All viewings will be accompanied by one of our staff including evenings and weekends.

Negotiations

We will professionally handle all negotiations to ensure that you get the very best terms.

References

References are required by all tenants. We will verify these references on your behalf and discuss with you for approval.

Lease Agreement

We will produce a letting agreement in accordance with the Residential Tenancies Act 2004. We will arrange that all paper work is complete prior to occupation.


Management Service

Rent Collection

We will collect your rent monthly in advance and lodge it directly into your account minus agent’s fees. Any overdue rent payments are rigorously pursued.

Transfer of Utility Bills

We will oversee the transfer of all utility bills to the tenant’s name.

Inspection Visits

We will visit your property three times per annum and send you a written report after each visit. This gives us an opportunity to check the condition of your property.

Financial Statements

A monthly statement of income is available on request.

Maintenance

We will carry out any maintenance required on your property during the tenancy. We will arrange to have work completed by one of our approved contractors. We are equally happy to deal with any contractor nominated by you.

End of Tenancy

We will inspect your property at the end of tenancy and arrange for return of deposit to your tenant. We will deal with any queries that may arise at this time and arrange any cleaning etc. that may be necessary.

PRTB

We are happy to organise the registration of your property with the Private Residential Tenancies Board.

Block Management

The services provided by the Block Management Division include the following:

  • Preparing Service Charge budgets.
  • Maintaining bank account and reconciling monthly statements.
  • Maintaining diary of events and maintenance schedules.
  • Routine bookkeeping and accounting.
  • Liaising with Auditors and issuing Auditors Report and Financial Statements to all owners.
  • Maintaining computer database files in relation to all owners.
  • Recruitment of Management Contractors and employees.
  • Arranging routine common area repairs, maintenance and cleaning.
  • Apportionment of service charges in accordance with the Lease.
  • Sending each owner their Service Charge invoice and updating accounts records when same is paid.
  • Arranging Service Charge payments by quarterly Direct Debit where relevant.
  • Payment of all contractors’ invoices.
  • Payment of wages and dealing with PAYE and PRSI where relevant.
  • Dealing with the Inspector of Taxes and the Collector General in relation to all routine tax and Company matters.
  • Dealing with all telephone and written communications from owners and residents in relation to all matters relevant to the remit and responsibilities of the Managing Agents.
  • Arranging Annual General Meeting and issuing Notice and Agenda to all owners in relation to same.
  • Attending Annual Budget Meeting and the Annual General Meeting.
  • Dealing with breaches of House Rules, Lease Covenants, etc.
  • Project managing non-routine renewals, refurbishment and works.
  • Dealing with local authorities, adjoining property owners, etc.
  • Dealing with any matters in relation to security, break-ins, vandalism, etc.
  • Taking of minutes at meetings and the issuing of same to Committee members and/or owners.
  • Issuing of Newsletters to owners and/or occupiers.
  • Dealing with professional and technical advisors.
